Moisture and Mold Screening Included with All Residential Inspections
We know just how important indoor air quality is, so we include Moisture and Mold Screening with all of our residential home inspection services. Mold growth in the home and mold spores in the air can cause damage to home surfaces or upset allergies and asthma. We will thoroughly search the home for existing mold growth or moisture intrusion which may attract it in the future. We can provide Mold Testing at an additional cost.

We use the following tools during our home inspections:

A Borescope which helps us see difficult-to-inspect places using a camera and fiber-optic cable.

A Digital Camera to document home issues and details for our reports.

A Digital Psychrometer to determine relative humidity and temperature in the home.

An Infrared Thermometer to measure temperature from a distance.
Buyer’s Inspection
As a homebuyer, you deserve to have all of the honest information about a home’s strengths, weaknesses, and operation before you make your investment. During a Buyer’s Inspection, we thoroughly inspect the home and then deliver a verbal summary of our findings as we walk you through the property.
Pre-Listing Inspection
A Pre-Listing Inspection is a great way for home sellers to learn more about their property so that they can discuss it honestly with potential buyers. By being made aware of defects in the home ahead of time, sellers can choose to make repairs before a buyer requests an inspection of their own.
New Construction Inspection
Even the most experienced builders can make mistakes during the construction of a home, and a New Construction Inspection can bring attention to these defects and oversights before you move into the property. We do these inspections before the final walkthrough with the builder so that the home is better prepared for a seamless move-in.
New Construction Phase Inspections
To make sure that no defects are getting hidden away by finishing material throughout the building process, we suggest New Construction Phase Inspections be completed:
- After the walls and roof are completed but before stucco is applied
- After doors, windows, stucco, interior framing, rough plumbing, electrical and A/C ductwork are complete
- Before the client signs off with the builder
11th Month Warranty Inspection
Many newly built homes are sold with a year-long warranty that covers defects in construction. The 11th Month Warranty Inspection should be scheduled one month before your warranty expires so that you have time to request the appropriate repairs.
4 Point Inspection
For insurance purposes, the four most important areas of the home may be inspected rather than the entire property. The 4 Point Inspection includes the roof, HVAC system, plumbing system, and electrical system.
Re-Inspection
After a Buyer’s Inspection, you and your seller will come to agreements about what repairs will be made before closing. A Re-Inspection can offer some additional peace of mind that the home is move-in ready after repairs. We will revisit the property for a second inspection, this time focusing on the quality and completeness of repairs.
Wind Mitigation Inspection
In Florida, Wind Mitigation Inspections are often required by insurance providers because of the state’s weather conditions and risk for hurricanes. We will inspect the property for wind damage and suggest which upgrades could be made to the home to mitigate damage in the future.
Commercial Property Inspection
We offer Commercial Property Inspections for small commercial spaces with no more than two stories. We inspect every square foot of the property and make sure the buyer knows what they are getting into before closing.

Mold Testing
Mold in the home can cause damage to surfaces and negatively affect indoor air quality. We will thoroughly inspect the property for signs of moisture, which attract mold growth, and test surfaces and air for existing mold spores.

WDO Inspection
Termites and other wood-destroying organisms can cause major structural damage to a property. We subcontract out WDO Inspections to a professional third-party.
